But the fact remains that serious sailors regard the area as the best place in Britain for day sailing, while the dinghy crowd returns there each summer. Sheltered from Atlantic swells and less tidal than other parts of the English coast, the west has the world's second-largest natural harbour at Poole, western Europe's deepest natural harbour at Falmouth, and numerous estuaries, sailing clubs and regattas.Jonathan Cunliffe, from Savills, a "serious sailor" himself, spends much of his time helping buyers from across Britain find perfect sailing properties in Devon and Cornwall. "People who live in the Midlands pandora beadschoose to keep their boats here rather than further along the south coast," he says. "You can sail to the Scillies, France and the Channel Islands, and in the Fal Estuary alone there are six or seven sailing clubs. I've been lucky enough to race in top regattas in Brittany, the Med and Caribbean, and the Helford/Fal estuaries and Falmouth Bay are hard to beat - when the weather is nice."
The market for prime sailing properties in the South-West tracks the prime market in London. "People who spend £5 million in London will happily spend £1 or £2 million on property by the water here," says Cunliffe.
Sailing in the South-West used to be cheaper than the Solent, but prices have soared, and people now spend up to £8 million on a second home by the water. From modernist houses on Sandbanks and bungalows in Rock to loft apartments in Plymouth and pretty cottages beside the Helford Estuary, there are properties to suit every taste. In the most sought-after areas (Sandbanks, Salcombe, Rock) even the smallest house sells for millions, but you can find cheaper alternatives in towns such as Falmouth, Plymouth and Exmouth and still enjoy some of the best sailing in the country.
